PLEASE NOTE THE FOLLOWING: We are in the process of painting, cleaning carpets, and trying to move out. A lot of the interior photos shown are from the real estate listing when we purchased the house. They are representative of the interior of the house, but not necessarily the current furnishings.

We are leaving the country on sabbatical for a year in July and are putting our house up for rent. We are somewhat flexible as far as the rent is concerned as there are some non-typical caveats that come with the property. That is why the rent is below current market value for a house of this size. The lease would run from August 2017 to August 2018, but is available for move-in on July 20.

House is located about 1.5 miles northeast of Harrison High School. Five miles to West Lafayette, about 20 minutes to Purdue. Schools are Tippecanoe School Corporation: Battle Ground Elementary (K-3rd), Battle Ground Intermediate (4th & 5th). Battle Ground Middle School, and Harrison High School.

House is on a 5 acre lot in a secluded neighborhood. About 2.5 acres are mowed. There is a huge play structure, nature trails in the back, rhubarb, raspberries, blackberries, mulberries. Deer in the backyard, and space for vegetable garden.

House is a ranch with a fully finished basement, 3600+ finished square feet. The house has 4 bedrooms (3 upstairs, 1 downstairs). 3 full baths (2 upstairs, 1 downstairs), and an office downstairs. Master bedroom has his & hers walk-in closets and a master bath (freshly remodeled with new tile flooring) with a full size shower and whirlpool tub. Downstairs space is wide open with plenty of room for play, toys, etc.

Kitchen is huge with new stainless appliances as of January 2017. Double oven is a nice plus. There is also a deep freeze downstairs that is available for your use.

Large capacity washer and dryer (with steam) is upstairs in the laundry room.

Two car attached garage.

Utilities are as follows:

1. Well and septic (septic tank to be freshly emptied for your arrival). Should not require any attention by you; as we have been here for 6 years (5 of us) and have not had to pump it yet.

2. Electricity is by Tipmont REMC. We can get our average electric bill cost for you.

3. Heat is propane. We have a 500 gallon tank. Average heating season use is 750 gallons. Average propane price is just under $2.00 per gallon. Tank will be full upon your arrival. Just leave it full when you leave.

4. TV is DirectTV. We love it.

5. Internet is Frontier DSL. We recently upgraded to their latest high speed option. We used to hate Frontier, but with the upgrade, it has been awesome. No data caps, super fast, even with 3 kids streaming their tablets simultaneously.

6. Phone is Frontier, if needed.

7. Trash is included and paid for.

All utilities to be paid by the tenant.

Additionally, house comes with 20kw whole hose generator for power outages. If the power goes out, generator kicks on in 10 seconds. Runs off of propane, so no maintenance/fuel needed.

The house can be as furnished or as empty as you would like. The more furnished you want, the less we have to move out and store.

Here are some of the caveats and why we are flexible on terms.

1. We have 4 cats. They are indoor/outdoor and come and go as they please. We REALLY would like for them to be able to stay in their home. We would provide for food/litter/etc and have a local "cat liaison" friend that can take care of any other needs (vet trips/etc) in our absence. You are more than welcome to bring your own pets. Ours will just have to deal with getting to know more friends.

2. Lawn care may be flexible. We have a lot of grass to mow. It takes about 2.5 hours to do it. I will provide a large mower that makes pretty quick work of it. If this isn't really your thing, we can likely arrange for a neighbor kid to do it for you. However, that could likely result in a bit higher rent.

3. Property will likely be managed by neighbor, two doors down. He has several rental properties and will act as our local representative in our absence. I cannot imagine there would be any issues, as all of the mechanicals (hvac, appliances, etc) are new.

4. Snow removal (if needed) is on you. That being said, we do have as service, that does the neighborhood private road, that can do the driveway as required for a nominal fee.

This is an ideal place for a family with kids. There is plenty of space to run, hang out on the patio or pergola, play on the structure, etc.
